An advisor who ships data

Most property advisors publish opinions. Natalie Burešová publishes a dataset. As a Senior Advisor at The Oppenheim Group UAE, the Dubai office of the brokerage known from Selling Sunset, she spends her days with buyers from the UK, the Czech Republic, Slovakia and the Gulf who are trying to decide whether, where and when to buy in a market they can only read about from a distance. The Dubai Property Index is her answer to the question every one of them asks first: what are homes actually selling for?

What she built

The index takes the Dubai Land Department’s open register of transactions, every residential sale registered in the emirate, and turns it into something a non-specialist can navigate. Prices are medians per square foot, so a small flat and a large villa can be compared fairly and a handful of trophy sales cannot distort the line. Figures are shown by month, by community, by number of bedrooms and by named project, each with its change since the two months before the war with Iran reached Dubai in March 2026.

What makes it unusual is the attention to the reader rather than the data. Every headline figure carries a small information button that explains, in a paragraph a first-time buyer can follow, what the number is and how it was measured. Long tables collapse to the twelve busiest communities until the reader asks for more. The whole site exists in English and Czech from a single template, so the two editions can never drift apart, and an on-page translator covers other languages. Subscribers get the key figures by email every Monday, and the data behind each table can be downloaded.

The pipeline runs without a human in it: the register is fetched, cleaned, summarised and republished automatically every week, with a note on each page saying when the data was last drawn.
